Terms and Conditions

RJS Lettings Terms and Conditions.


Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
Bookings are subject to the following terms and conditions.

1.A contract between you and the owner will come into existence when payment is received, and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

2.All bookings must be paid full in advance at time of booking.

3.All cancellations must be notified in writing via email or via booking platform.
3.1 Cancellations via company website: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
3.2 Cancellations via Booking platforms: If your booking is via a booking platform and not directly with the company, please refer to the booking platforms own cancellation policy.

4.We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

5.Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

6.No parties or events – the maximum number of persons using the accommodation at any time must not exceed (Rose Cottage 2 guests, Penrith St – 5guests and Devon St - 5 Guests) and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

7.Bookings cannot be accepted from persons under eighteen years of age.

8.The owner reserves the right to refuse a booking without giving any reason.

9.We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes however notice will be given as soon as possible.

10.Tenancies normally commence at 15:00 unless otherwise agreed and guests are required to vacate the rental by 10:00 on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

11.Pets (if not allowed) vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused by pets or smoking will be at the expense of you.

12.Pets (Pets are only allowed at Rose Cottage Property)
12.1 Only 2 pets are allowed at one time – if you would like to bring more than 2 pets, please contact us to discuss.
12.2 Please don’t let pets onto the furniture, especially sofas and beds without use of blankets provided.
12.3 Guests are responsible for cleaning up after their pets, and the care of their pets during the stay.
12.4 Pets are not to be secured in the property or decking area and left alone.

13.Damage deposit (£100) – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £100 is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages. If cost of damage/breakages is greater than £100, you will be contacted via letter(email) with information, photographs and invoice.

14.Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

15.Please do not move any furniture from one room to another.

16.Please remove shoes before entering the house.

17.Please lock the doors and close the windows when you leave the property unoccupied.

18.Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.

19.Please don’t take any bath towels or linen away from the property.

20.The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

21.Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you, £30.

22.The client may in no circumstance re-let or sublet the property, even free of charge.

23.The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool.

24.No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service. If outage is longer than 24hours we will contact, you to discuss options.

25.The owners are not responsible for the loss of any personal belongings or valuables of the guest.

26.All inventory must remain in the property and not be taken to another property.

27.Swimming pool/hot tub
27.1 The hot tub is open is able to be used between 6am and 11pm. Please respect these timings out of respect for our neighbours. Hot tub will be ready to be used upon your arrival.
27.2 Please avoid using glass or sharp objects near or inside the hot tub. Plastic Glassware is available.
27.3 No eating food or smoking in or near to the hot tub
27.4 Guests must shower before entering the water to rinse off creams, fake tan and makeup.
27.5 Guests to make sure the hottub lid is on and fully secured.
27.6 Hottub water chemicals and level will be checked once during a 4 night stay and once during a 7-night stay.

28.Please Park your vehicles responsibly and ensure that the cars do not block any access to other properties.
28.1Rose Cottage Parking. This property has free Parking. There is no direct parking outside of the property. Please do not drive up the small private lane to the property as Rose Cottage does not own the private access. There is electrical car parking at the village hall (20 metres form property). There is parking available at the village hall (20 metres from property) and there is parking available in the village green area (6 metres from the property.
28.2Penrith St Parking. This property has Free Parking. There is on street parking directly outside of the property. There are Parking restriction notices outside *please park responsibly. There are no parking restrictions on the street around the corner (Ramsden St)
28.3Devon St Parking. This property has Free Parking. There is on street parking directly outside of the property. There are no parking restrictions.

29Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.

30We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

31Candles are not allowed inside the house.

32Check-out – check out is at 10am. Please empty the bins and ensure the property is left to a reasonable tidiness and all dishes are washed.

33Any problem or complaint which the client may have concerned their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

34We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

35This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

36Other helpful information such as emergency contact details, bin collection days etc. should be included in your guest information.
